Here are our top tips for taking photographs that will show off your home for sale in its best possible light:
Sunny photos sell and sunny days offer the best light for indoor pictures too so if possible wait for good weather before taking photographs. If you're taking external photographs make sure it's not too cloudy and the sky is blue.
Take photographs of any external features in the early morning or early evening when the light is most flattering.
Get hold of a good digital camera. The higher the pixel count the better. If you don't have one yourself, ask friends if you can borrow theirs. Most people are only to keen to show off what there camera can do. Nearly all digital cameras nowadays will enable you to see an image of the photo as soon as you have taken it so you can retake any poor or blurred ones. That way you can be ensured of good quality results every time.
Lighting is everything - even the most attractive room can look bad if you take a photo when it's dark or overcast. Where possible, take photos with natural light behind you to create a brighter shot. Use lights if you want to soften the shot.
Get focussed. Make sure your shots are clear as blurry shots make a bad impression. If you are using a digital camera, check them as you go along. De-clutter your home making sure it is clean and tidy, keep any mess out of view of the camera. Present the property as people would want it to be if they were living there.
Get as much of each room in the shot as you can. This is best done by using a camera with a wide angle lens. If not available, try standing right in the corner of the room or looking down from a chair or steps if need be.
Stage your shots by dressing up each room up to look its best. Make the beds, add cushions or throws and a vase of flowers on the bedside table. Light the fire if you have one and lay the dining table. Put a bottle of wine and glasses on the outdoor dining table to make your photos more inviting. If in doubt visit a local showhome to see how developers present their new homes for sale. Always turn the TV off when you take photographs.
Play to your strengths. Take photos of any Unique Selling Points such as original features, new kitchens etc. Remember that you don't need to photograph every single room but do include photos of the exterior of the property, master bedroom, lounge and kitchen. Include any great views from your property. Some vendors take photographs at different times of the year - a winter scene for example can make properties even more inviting.
